Supported accommodation, also known as supported housing, is a broad term that describes a range of housing options that provide people with support and care to help them live independently:
Supported accommodation can include individual flats or rooms in shared houses.
Support can include personal care, help with shopping and cooking, and assistance with accessing services and social activities.
We only house adults (18+) who belong to the "low support" category.
We inspect all properties that we control, weekly.
If a nuisance is confirmed, we have the right to evict any tenant with 24 hours notice.
As a provider of supported accommodation, properties we control are exempt from private sector regulation which includes selective and HMO registration. This means that we can make any house into a shared house without permission.
Our standard lease is 3 years.
Passageway Housing covers all utilities and bills.
Assured tenancies, including ASTs, are specific to individual tenants and offer a degree of security of tenure under the Housing Act 1988. Company lets, however, are commercial arrangements and are not covered by the same residential tenancy legislation. This means that if a tenant stops paying rent it could take you almost a year to evict them but if a company stops paying rent it would only take you weeks.
Passageway Housing gets paid directly by the government. Supported housing schemes are funded directly by Birmingham City Council. We do not rely on tenants to pay us.
